I love reading Kathy's Sunday recap, and if I were doing the top 10 for the week, this would be one of them. Having a "show ready home" is so important. Buyers need to feel good about a house they are making a decision about buying. Not everyone can see passed the clutter. Tackle it on the front end!
Preparing Your Home for Sale in Palm Beach County-Step 6-Let’s Get Ready to Stage!
If you’ve followed this series in Preparing Your Home for Sale, then you have cleaned, edited, packed, stored, repaired, updated and so much more. You are now ready to Stage your house for sale!!!
First….remember that staging is NOT decorating. It’s not necessary to go out and buy expensive furnishings and cover every flat surface with them.
Here are some key points you’ll want to remember:
1. Let your buyers see your space, not your things.
In this instance, less is more. If your buyers’ eyes are bouncing around the room looking at all of the little knick knacks, then they’re not seeing your space.
2. Think in three’s.
When you’re grouping items on a shelf or table think in terms of groups of threes, or at least grouping your items rather than lining them up like little soldiers. Use different heights, different textures and different objects.
3. Lighten up!
Remove your screens. Did you know that removing them can let in about 10% more light? If you haven’t already, clean your windows. Add lamps to rooms so that buyers can see them. Pull back the drapes.
4. Give the rooms a purpose.
You know that “put it in there for now” room that everyone has? It is time to show that is indeed a room and not an inside garage. And, the children’s play room needs to be returned to the dining room it was meant to be.
True, very few people use or need a dining room and yet, when they’re looking for a house, many want to see one.
5. Pick a focal point for each room!
This is related to #1…. you want your buyers to see the whole room and not be too distracted. You want their eyes to settle on one thing that brings them into the room. It can be an architectural feature, a painting, the fireplace, even the outdoors!
6. Create a path for your buyers.
Often how we arrange our furniture is very user specific…. how we watch the television, for example. However you don’t want your buyers to have to navigate through tables and chairs to get into, through or around the room.
Staging isn’t about decorating or illusions. It’s making sure your buyers will see the possibilities!
