This is part of an on going series of questions that are often asked by buyers and sellers when it comes to Real Estate.
What details need to be on the MLS sheet?
Your Multiple Listing Sheet is a detail sheet and should be filled out as detailed as possible. This is the sheet buyers will be looking at when determining which homes they will be touring for their future buy. Some of my top 10 items would include:
1. Pictures, pictures and more pictures
3. Room count
4. Room sizes
5. Appliances that convey
6. Any item that does not convey (although once you say they can't have it, they want it)!
7. School system
9. Lot size
10. Heat and water source and type
What doesn't belong their? Well, due to this being a detail sheet for the buyers to work off of, it does not have your contract details. For instance, it is not part of the contract (Tennessee). It is used to take information off of and write your contract. Everything is negotiable, therefore not everything on the MLS may make it's way to the sales contract. If the seller comes down $2000.00 more than they are comfortable with, they may decide to keep the refrigerator that is listed on the MLS. Closing dates and possession dates are not part of the MLS.
